Mansfield unveils plans for a massive new sports and entertainment district called Staybolt Street Entertainment District. The 100-acre public-private partnership will add new housing, hotels, a sports stadium, and a sports park to one of Tarrant County’s fastest-growing suburbs. Staybolt Street will push the envelope in many ways.
The sporty new entertainment district will include first-of-their-kind hotels for visitors, and tech-driven housing. Plus, amenities for residents to enjoy for decades to come. Much like Maverick Golf and Ranch Club, another new amenity driven development in Tarrant County.
Private developers are about to inject some major investments into Mansfield. The $2.5 billion Staybolt Street Entertainment District will be a mixed-use development of monumental proportions ― anchored by a multi-sport professional stadium and flanked by its 40-acre sports park.
“The project will break ground in summer 2026 with a targeted completion of mid-2028,” according to a release. “At completion, the development will encompass convention space, 750 hotel rooms, more than 700 multifamily units, 33,000 square feet of convention space, 50,000 square feet of medical office space, and over 100,000 square feet of retail and restaurant space.”
The Beck Group serves as the development manager, fiduciary, and one of the general contractors. The City of Mansfield and Dallas-based House of Tangram are also partners in Staybolt.
The Staybolt Street Entertainment District will run along Texas 360 near the Heritage Parkway intersection just south of Mansfield Sports Park and Hawaiian Falls.
Mansfield’s New Stadium and Sports Complex

The project is centered around outdoor activities. It will include a new 166,000-square-foot, multi-sport stadium with seating for approximately 7,500 fans. They hope to have it open in 2026.
Soccer fans will be happy to learn that Mansfield’s “new home team” will be the North Texas Soccer Club. Plus, organizers plan to utilize the stadium for sporting tournaments, concerts, rodeos, and more. “The venue will be owned by the City of Mansfield, and will be managed by REV Entertainment and FDC Management.”
Mansfield Sports Park will offer more than 40 acres of recreation space catering to youth sports and community engagement.
It will feature eight turf baseball and softball fields, two restaurants and event spaces, a playground, a pro shop, and two improved restaurant and event spaces. “The City of Mansfield is partnering with KemperSports and REV Entertainment to bring this vision to the community,” they say.
House of Tangram Contributes Its Unique Sports, Tech, and Hospitality Focus

Staybolt District will feature two hotels that will take sports and tech to new heights. Dallas-based developer House of Tangram has secured approximately 30 acres inside Mansfield’s 100-acre, $2.5 billion Staybolt Street District, with plans to bring something new to an untapped market.
“When the City of Mansfield reached out, we listened to what they needed and worked with the staff and council to curate what they asked for; a pioneering mixed-use destination positioning the district as one of the most ambitious sports-anchored, technology-integrated hospitality developments in the United States,” says Shawn Ellis, founder and CEO of House of Tangram.
“This project is more than just mixed-use,” Ellis added. “The district is designed as a live-operating system for modern life: convention centers reimagined, hotels with AI in their walls, retail that moves like culture — think adaptive storefronts, curated activations, and brand-first experiences.”
Hospitality and Residential With High Tech Built In

Hotel Carbon will bring athlete-focused, high-tech hospitality amenities to the Staybolt District. It’s a 288-room hotel that will be “the world’s first patented sports-centric hotel engineered for athletes and competitive teams.” It will optimize recovery for traveling sports teams, including tech wearables and nine-foot beds.
“Flanking the stadium, House of Tangram will launch a dual-branded hotel concept, Cache Legitimate & KUBO, with robotic bartenders, drone delivery, and immersive media walls as the norm,” they say.

Across all properties, House of Tangram’s responsive tech includes biometric check-in and adaptive room tuning. The system gets smarter with every stay. Hotel brands — Carbon, Cache Legitimate, and KUBO will all be launched under the House of Tangram flag. The projects are scheduled for a winter 2027 opening.
On the residential side, two future-forward, multifamily communities are on the rise. STEAM will provide Mansfield with 320 creative lofts ― with rooftop gardens and communal kitchens. Verona Gardens will deliver up to 400 smart, wellness-first homes with hydroponics, pet studios, green roofs, and built-in climate intelligence.
Staybolt Street will have plenty of retail therapy for residents and visitors as well, with “100,000 square feet of walkable corridor curated with Texas-forward food, fashion, and cultural offerings.”
Convention Space Meets High Octane Entertainment

The City of Mansfield is also working with House of Tangram to bring a modern conference center to the community.
The more-than-33,000-square-foot Mansfield Convention Center will be designed with programmable space for esports, medtech, and high-performance events, and will be owned by the City of Mansfield, but it will be built and operated by Carbon Hotel Mansfield.
“House of Tangram is creating a destination that reflects how people live, travel, and perform today,” said Scott Lowe, chief revenue officer at The Beck Group. “The Mansfield project is bold in its scale and intentional in its design, blending high-performance sports, wellness, entertainment, and family travel in one ecosystem.”
Along with added conference space, another new attraction will also call Staybolt home.
“For years, the community has asked for a place for families to have fun, and it’s finally coming with High 5 Mansfield. This entertainment venue will have everything for family time, date night, and a night out with friends, including bowling, arcade, mini golf, and a rooftop concert venue across 45,000 square feet and two stories,” Mansfield says.
This facility will be one of the first High 5 locations in North Texas and the first family-friendly entertainment venue in Mansfield. It is scheduled to open in winter 2025.
