Trademark Property Company Reveals Plans For Its Next Mixed-Use Development – Westbend Residences

The Fort Worth-Based Developer And Its New Seven-Story Project Promises Resort Style Amenities And Ease of Access

WestBend Residences will add more housing units

Trademark Property Company, which developed Fort Worth’s Waterside property in partnership with Swift Creek Partners, has now sold the 63-acre, mixed-use community anchored by Whole Foods Market and REI, to The Georgetown Company. But that doesn’t mean they are taking their foot off the gas just yet.

Fort Worth, Texas-based Trademark Property Company also developed the wildly successful WestBend shopping district, and there’s more on the way. Here’s what we know about the new Westbend Residences that are planned nearby.

The national mixed-use investor, developer, and operator with retail assets worth $4.6 billion has now closed on the property and secured financing for Westbend Residences, “paving the way for the firm’s Westbend mixed-use community in Fort Worth’s University District. The 321-unit multifamily development, with 4,500 square feet of retail space and elevated community amenities, is slated to open” in the third quarter of 2026, with construction beginning very soon, by the second quarter of 2025, Trademark says in a release.

It will be located at 1701 South University Drive. Though much of the site has been cleared in recent years (the former grayish medical offices have been scraped), and the aging extended stay hotel will be the next to go. In its place, the new Westbend Residences plan to make the most of the 3.5 acres of prime real estate along the Trinity River, with access to the Trinity Trails system.

Trademark redeveloped WestBend’s first phase in 2016, and continues to reshape the city, one project at a time. Another recent Fort Worth project includes The Vickery, a multifamily mixed-use community that will soon take shape overlooking downtown at West Vickery Street and Hemphill.

Resort Style Living With Street-Level Connectivity

“Westbend Residences reflects our strategy of developing highly amenitized, well-connected communities in growing urban districts,” says Chad A. Colley, Multifamily & Mixed-Use Partner at Trademark.

“The University District’s strong demand for housing, walkability, and proximity to retail and outdoor amenities creates a compelling opportunity to deliver a project that elevates the living experience.”

They plan a neighborhood feel with plenty of public connectivity and retail opportunities. The property, they say, “will include a new street connection at the traffic light between River Run and Collinsworth Street along South University Drive, improving pedestrian and vehicle access while enhancing public amenities along the Trinity Trail network.”

“Building on the success of the first phase, Westbend Residences aligns with our long-term vision to create a true live-work-play destination in Fort Worth,” says Terry Montesi, founder and CEO at Trademark.

Here are the design details:

  • seven-story development with premium finishes
  • 321 luxury residential units
  • two elevated resort-style pools
  • a state-of-the-art fitness center
  • the resident amenities even include a dog spa
  • a two-story parking garage
  • new ground-floor restaurant space
  • 4,500 square feet of retail space

“By expanding the residential component, we are strengthening the district’s vibrancy and providing future residents with unmatched access to retail, dining, and outdoor recreation,” Montesi explains.

As Fort Worth continues its growth spurt, and with housing at a premium, Trademark Property Company intends to meet the demand for high-quality residential units, and the central location of Westbend Residences will add to its appeal.
