In January, Discovery Land Company announced its entry into the Fort Worth market. The luxury real estate developer, with worldwide assets (including a few already in Texas), is building its newest community, Maverick Golf & Ranch Club, in far west Fort Worth.

The Veale Ranch is a massive working cattle ranch that has been owned by the same family since 1935. It was purchased by Dallas-based PMB Capital, with long-term development plans that include Maverick Golf & Ranch Club as a partner.

Maverick will encompass 1,100 acres of the overall 3,700-acre property ― promising to bring a lavish, amenity-laden lifestyle. The property’s focal point will be its 39 holes of premier golf, with 484 residential units wrapping around it. But that doesn’t describe the epic scale of the lifestyle Maverick Golf & Ranch Club intends to bring to town.

Fort Worth Digital Diary was treated to a recent tour to see what’s in store for the lucky residents and their families. They will enjoy stunning views of rolling farmland, pristine golf courses, and even a glimpse of the Fort Worth skyline. Located at the edge of Benbrook and Willow Park, the main entrance will be off Highway 377, and the city will add a stoplight there to accommodate new residents.

“Discovery has wanted to be back in North Texas for some time, stemming back to our early success at Vaquero over 20 years ago,” says Alex Flink, executive vice president of acquisitions at Discovery Land Company.

“When it came to choosing Fort Worth, it was a simple decision,” he says. “The city stood out to us as one with depth and true culture that celebrates with one of Discovery’s main core values – authentic experiences with family and friends. The quality of life, strength of the local economy and influx of high-net-worth individuals and families moving to the region made it clear to us that Fort Worth was exactly the right place for our next community.”

Building of homesites is set to begin by the first quarter of 2026, with new homes ready for move-in by the middle of 2027.

Let’s Talk About The Tom Fazio-Designed Golf Experience

The good news is that Fort Worth is getting its first Tom Fazio golf course; the bad news is that Maverick is a private residential community, so unless you become a resident (or know one), you’ll never get to play it. One big perk is that residents can extend privileges to their children and their parents.

Discovery Land Company began in 1994 and now has 36 clubs around the globe, from Scotland to Portugal, and from Montana to Texas. They also have a long history with Tom Fazio. He has created about 90 to 95 percent of its golf courses.

“Tom Fazio and his team have been trusted partners of Discovery’s for almost 30 years, and they have played an integral role in designing exceptional golf experiences in many of our communities,” Flink says. “When we brought Tom to Maverick, he was inspired by the scale of the project and the opportunity to celebrate the unique character of the land with an elegant design.”

“With rolling hills, ravines, and scenic stream corridors, Tom’s vision leverages natural elevation changes, striking water features, and a dramatic view of Worth’s skyline,” Flink says. “Tom is equally committed to playability, delivering courses that are enjoyable and fair for amateurs of all ages, while strategically challenging for the top professionals.”

Maverick Golf & Ranch Is Built To Be a Golfer’s Paradise

The Maverick lifestyle will center around a world-class golf experience featuring an 18-hole championship course, a 12-hole executive course, and a 9-hole par-3 course. Onsite, you’ll enjoy practice facilities such as a range house, a golf teaching facility, and a short-game area.

In Texas, both Westlake’s Vaquero Golf Club and Austin’s Driftwood Golf & Ranch Club are Fazio-designed courses. Maverick’s championship course will be seeded with Zoysia grass; the rest of the holes on the property will be hearty Bermuda.

We saw a lot of dirt moving on our tour. Some 2.5 million cubic feet have been excavated and relocated around the property so far. A few holes are already taking shape. The rolling topography and utilization of transplanted mature trees and rocks, which Maverick is reusing on site, will make the course outstanding.

With Expansive Onsite Amenities, Maverick Makes The Most of Its Acreage

Members will enjoy a wide range of luxury amenities, including a state-of-the-art clubhouse, spa, fitness center, kids’ adventure center, and family water park. There will be a fieldhouse and sports complex, as well as a variety of outdoor activities such as hiking, biking, and fishing, and both an organic farm and a family farm.

It will also have a “performance complex, and even a Western shop supporting local artisans,” Flink says. “Every element is designed to create a secure, all-season lifestyle for families of all ages.”

Discovery’s Driftwood property in Austin is a good example of what’s in store. The main difference is that Maverick is about 200 acres larger.

The club will offer a unique off-site Outdoor Pursuits program ― hosting family-friendly events and exclusive experiences. Those events have already begun for current property owners to mix and mingle on site, in advance of their home’s completion.

With each new amenity, they’ll have access to begin enjoying the property, like the first few miles of jogging trails. The master plan includes 10 miles of trails in all. Likewise, Maverick’s Par 3 Pavilion opens to members this fall. It will be lit for night golf, and the grass has already gone down.

Comfort Stations & Ample Activities Make For One Dreamy Neighborhood

Comfort stations are a signature of Discovery properties. We got to see one of these stylish gathering spaces. The rustic wood building was filled with lounge and bar seating, and flanked on both sides by golf simulator rooms to get a bit of practice in while you socialize.

Discovery’s Mike Meldman launched the Casa Migos Tequila brand along with Rande Gerber and George Clooney, so ice shots are also a theme. Shot glasses are carved out of ice blocks so you can easily throw them after you’ve tossed back a shot.

The neighborhood lifestyle adds shady jungle gym equipment, a fishing pond, archery stations, basketball courts, and bike stations. You name it. Team members are trained and standing ready to assist at every stop.

Maverick Golf & Ranch Club is a 15-year project. Members can choose to work directly with Discovery designers on their home build or hire the architect of their choice to design their dream home.

The homesites will be built from east to west on the massive property, and Phase I is already about 60 percent sold out. The cottages will run between $2 and $2.5 million to build. Phase 2 will offer up another 45 lots, and Maverick Golf & Ranch Club will be split between FWISD schools and Aledo schools.

As for the residential design style, Flink explains, “Think natural stone façades, ranch and barn-style forms, with industrial metal, reclaimed wood, and glass framing. Our focus is on delivering a home style that feels both rooted in tradition with a contemporary twist.”

About the Maverick Logo and Intentional Nods to Fort Worth’s Wild History

Wild West outlaws are part of Fort Worth’s colorful history. Butch Cassidy and The Sundance Kid were part of the notorious Wild Bunch gang, who took an infamous group photo while on a spending spree in 1900 in Fort Worth’s Hell’s Half Acre. The photograph was a major misstep for the outlaws as it helped the Pinkerton Detectives ultimately apprehend the fugitives.

The first amenity installation at Maverick Golf & Ranch is called Wild Bunch Campground, as a nod to this local history.

“Our Wild Bunch Campground, already complete, has set the tone for the club,” according to Alex Flink. “It offers a wide variety of family activities, including a ropes course and adventure park, a trail system for mountain biking and horseback riding, a dining pavilion inspired by frontier cookhouses, a family barn, a whiskey stable, fire pits, golf simulators, and a two-story tree bar nestled under Texas live oaks.”

The nine-hole course has been dubbed the Pinkerton Course in honor of the detectives who relentlessly tracked the Wild Bunch down. And Maverick’s logo consists of two conjoined letters “M”. It was meant to look like Butch Cassidy‘s brand, and stands for both Maverick and Meldman.

“Maverick will not only be a flagship for Discovery in Texas but will serve as a long-term investment in one of the most exciting and fast-growing metroplexes in the country,” says Alex Flink. “We are very proud of what Discovery has accomplished in Texas over the years and look forward to our next chapter in Fort Worth.”
